1ValuationsArranging a free no obligation valuation couldn’t be easier. For a face to face valuation, you’ll be visited by either one of our Directors, Shaun or Jake. For a virtual online valuation, you can either send us some photos of your property via whatsapp, or we can arrange a video call. Either way, we will conduct an in depth market appraisal of your property, discussing key points including the valuation, a marketing strategy plus much more. After we’ve conducted the appointment, you’ll receive a valuation report. |

2InstructOnce you’ve given us the go ahead and chosen a flexible fixed fee option that suits you, we will arrange a suitable date & time to grab some photos. During this appointment, we will also take measurements & sketch a floor plan. We will then proceed to create your advert. Once done, we will provide you with a draft of the advert, enabling you to make any changes before we sign it off. |

4ViewingsThanks to our flexible methods of communication & longer opening hours, we’re able to process viewing requests around the clock & outside of normal office working hours. Want us to take care of your viewings and carry out the extra leg work? No problem, we’re here to help. Alternatively, potential buyers can view your home via the comfort of their own thanks to our virtual 3D tours. |

5OffersOffers can also be submitted around the clock, thanks to our ‘make an offer’ button. Don’t worry though, you can still make an offer by giving us a call or by reaching out via any one of our flexible contact methods. When dealing with all offers on your behalf, we make sure that every client’s proof of funds is verified. Once we’ve used our expert negotiating skills to achieve the best possible price, solicitors will be allocated to both you & the buyer. We will then issue sales memorandums via email to both sets of solicitors. |

6Sales ProgressionOnce memo’s are received, the solicitors will issue a property information pack which you will need to sign & return ASAP.. After this, the buyer will normally instruct a survey & searches on the property. Once this is completed, your buyer will receive their mortgage offer confirming their lender is happy to provide them with a mortgage. The buyer’s solicitor will raise any further enquiries to your solicitor (There can sometimes be some back & forth during this stage of the process). Once all enquiries are satisfied and the buyer pays their deposit, contracts will proceed to exchange. At this point, the sale is legally binding, a date will be set and you can begin the final preparations! |
